Why NYC Upholstery Gets Dirtier Faster

Chairs and ottomans work harder in a New York apartment

A dining chair in a Park Slope brownstone or an accent chair in a Long Island City rental gets used daily. Chairs, benches, and ottomans double as extra seating and the spot where shoes come off, pushing body oils and food residue into the fabric fast.

What hot water extraction removes

Dust mite waste, skin cells, pet dander, water soluble stains. The IICRC S300 standard calls extraction pulling contaminants out of the material, not masking them with fragrance.

What goes wrong with DIY chair cleaning

A rental machine on an S coded seat or a velvet ottoman shrinks it permanently. Overwetting soaks the foam, so low moisture only. Tap water minerals leave rings worse than the stain.

Eco Friendly Upholstery Cleaning

Less water in the foam, a rinse that leaves no residue, and no perfume over an odour that was never removed. Allergies at home, or a product to avoid around children or pets, tell us when you book.

Upholstery Care Codes Explained

The W, S, WS, X care code guide for NYC upholstery

Most upholstered furniture carries a manufacturer care code on a tag sewn under a cushion or beneath the frame. According to the Association for Contract Textiles cleaning code guidelines, this letter tells you which cleaning method is safe. The wrong one can cause permanent damage.

Code What it means Method we use Common NYC pieces
W Water based cleaning is safe on this fabric Hot water extraction with an upholstery cleaning solution Dining chairs, window seat cushions, many benches
S Solvent only. Water leaves tide marks on delicate fabric Dry solvent cleaning with zero water contact Velvet accent chairs, wool ottomans, some headboards
WS Both water based and solvent methods are safe Hot water extraction or dry solvent, depending on the stain Microfiber chairs, many mid range dining sets
X Vacuum only. No liquid of any kind should touch it Professional vacuuming and soft brush treatment only Antique chairs and some vintage headboards in pre war co ops

Where to find the care code

Under a dining chair seat, or on the dust cover beneath an ottoman or headboard frame. No tag? Tell us the fabric when you book and we identify the likely code, then test a hidden area. Leather carries no code at all and is handled under cleaning and conditioning for hide.

We work around the reclining mechanism to surface clean every accessible panel without touching the hardware.

Before & After
Upholstery Cleaning Across All 5 Boroughs

How we handle chairs, benches, and headboards in every neighborhood

Every borough has its own building types and access rules. A brownstone dining room in Cobble Hill is a different job than a doorman building on the Upper East Side or a walk up in Astoria.

Manhattan

Pre war dining chairs on Riverside Drive and Central Park West were often reupholstered in wool or velvet, so they take dry solvent. Hell's Kitchen studios mean one accent chair and a narrow hallway.

Brooklyn

Park Slope and Fort Greene brownstones hold six or eight matching dining chairs, cleaned as a set. Brooklyn Heights bay window cushions collect sun fade and dust.

Queens

Long Island City and Astoria rentals run to newer performance fabric, which extracts well. Jackson Heights row houses have dining sets passed down through the family, so we test first.

The Bronx and Staten Island

Riverdale and Fordham book a headboard alongside living room chairs in one visit. Co op City has easy freight access. Todt Hill rooms run bigger, so the dining sets do too.

Co op and condo building rules

Most NYC co op and condo boards require a Certificate of Insurance before any vendor enters, even for one chair. We carry general liability coverage and provide a COI when you book.

Walk up building logistics

Our equipment breaks down into pieces we carry up a fourth or fifth floor walk up, common in Park Slope and Fort Greene brownstones.

Drying time in a NYC apartment

Hot water extraction dries in about one to two hours with a window open or a fan running. Dry solvent pieces are ready in thirty minutes.

Common Questions

Questions about upholstery cleaning in NYC

Upholstery cleaning covers any padded, fabric covered furniture: chairs, ottomans, benches, dining chairs, headboards, and window seat cushions, not just sofas.

Yes. We clean a full set of four to six dining chairs in one visit. Fabric varies widely, some seats are water safe performance fabric, others are velvet or wool needing dry solvent care, so we check each chair's code first.

Upholstery cleaning uses lower water pressure and more controlled moisture, because too much water inside a cushion creates mold risk and a long dry time. Furniture fabrics also vary more than carpet fiber types, so the fabric code matters more.

Yes. Upholstered headboards and bedroom chairs are cleaned with the method that matches their fabric code. Headboards often show a darker band at head height from hair products and skin oils after months of regular use.

On light upholstery those rings are mineral deposits from tap water, not dirt. As the water evaporates the minerals stay behind at the edge of the damp patch. Working from the outside of a mark inward, then extracting rather than letting it air dry, is what prevents them.

Check the tag first, because a lot of microfiber is S coded and water will ring it. On W coded microfiber, extract with minimal moisture and brush the nap back in one direction as it dries. Patchy shading on microfiber is usually disturbed pile, not a stain.
