Couch Cleaning Manhattan Buildings Actually Let In
In most Manhattan buildings the job starts with management, not with your sofa. We issue a certificate of insurance naming the building, work inside the service elevator window the super gives us, and clean everything in place in your apartment.
The building decides when we can work
Nearly every co-op and condo of any size wants a certificate of insurance on file first, naming the building and the managing agent by name. Ours is free. What it is not is instant, because boards take a day or two to accept it, which means the paperwork usually picks your date rather than our diary does.
Then the service elevator. Weekdays only in most buildings, usually nine to five, and often reserved in advance through the super. Our equipment rides in it, so we take the window the building gives and plan the visit around that rather than asking anyone to bend.
Pre-war stock adds a third. Narrow halls, tight frames, small cabs, all normal in a 1920s building. For upholstery it barely matters, because the piece never moves. It does decide which cases come up, and that gets settled before the day rather than in your lobby.
Then the apartment. In a studio the sofa is the only seat in the place, so it takes meals, work and guests at once, and there is nowhere to put it while it dries.
What a COI covers
A certificate of insurance is proof that our general liability policy is active and that the building is named on it. If the managing agent sends you a sample or a specific wording request, forward it and we will match the format they ask for.
Radiator heat and winter cleaning
Steam heat in older Manhattan buildings runs hot and dry for months, which pulls moisture out of upholstery and makes settled dust more visible in the fibre. It also means a cleaned sofa dries faster in January than in July, so winter is a good time to book rather than a bad one.
Starting prices
Same prices citywide. No travel surcharge anywhere in Manhattan, and the final figure is confirmed before work starts.
Get Exact PricingBooked around your building, not around us
Certificate of insurance first
Tell us the building and managing agent and we send the COI before the appointment, in the format the board asks for.
Service elevator window
We schedule inside the hours the building allows vendors, and arrive with equipment sized for a pre-war elevator.
Cleaned in place
Nothing leaves your apartment. Floors are protected and the piece is cleaned where it stands.
Fabric code before method
The care tag decides hot water extraction or dry solvent. That rule does not change for any building.
Dry time you can plan around
Two to four hours for extraction with windows open or a fan running, which matters more in a studio than anywhere else.
Where we work in Manhattan
Our couch cleaning Manhattan service runs out of East 116th Street in East Harlem, so Harlem and the Upper East Side are often same day and the rest of the island is same week. Downtown loft conversions below 23rd Street, Tribeca especially, tend to have freight elevator access only, which we book the same way as a co-op service elevator.
Buildings in the Financial District and along the far West Side are newer and usually have a dedicated loading entrance, which makes those the easiest jobs to schedule at short notice.

Professional Sofa Cleaning in Manhattan
A good share of Manhattan sofas were never coming back out the door they went in through. Narrow frames, small cabs, and sectionals that arrived in pieces and were bolted together in the living room. So nothing leaves. The equipment comes up in cases that fit a passenger elevator, and the job happens in the room the sofa already lives in.
Everything we do to a Manhattan sofa follows the same our sofa cleaning process steps we use citywide, starting with the care code sewn under the cushion.
Upholstery Cleaning in Manhattan
The Upper East and Upper West Sides hold more delicate fabric than anywhere else in the city. Silk blends, cut velvet, S coded pieces that take no water at all, usually on dining chairs and headboards. Those take solvent, never the extraction a family room sectional gets.
We check the tag on every piece before anything is applied. If a chair has lost its tag we test an out of sight seam first. Our full upholstery care by fabric code process explains what each care code allows.
Furniture Cleaning in Manhattan
Most Manhattan bookings are not one piece. The calls come before a board walkthrough, before a listing, or at the end of a lease with a deposit riding on it. Sofa, two accent chairs, a bench at the foot of the bed, a set of dining seats. That is a normal list here.
Booking it together costs less than booking it piece by piece, because almost all of the time on any job is setup and breakdown. See how our furniture service is quoted by the visit.
Carpet Cleaning in Manhattan
Wall to wall survives in pre-war bedrooms and on duplex stairs. Everywhere else it is rugs over parquet. Both get the fiber checked first, because wool and wool blend treated like synthetic broadloom shrinks and bleeds, and that does not come back.
Stair runners are priced per flight rather than by square foot, because the work is in the edges and the risers. Full detail on how we clean carpet rates and methods.
Questions from Manhattan customers
Do you provide a certificate of insurance for my building?
Yes, at no charge. Send us the building name and the managing agent and we issue a COI naming both. If the board has a required wording or a sample document, forward it and we will match it.
Do you need the service elevator?
Usually yes, because the extraction equipment goes up with us. Most buildings allow vendor access on weekdays in a set window, so tell us the hours your building permits and we book inside them.
Will my sofa need to leave the apartment?
No. Upholstery is cleaned in place. We protect the floor around the piece and work where it stands, which is why tight pre-war hallways are not a problem.
How long does a Manhattan appointment take?
A standard three seat sofa is usually 45 to 90 minutes on site depending on soil level and fabric. Drying is a further two to four hours with airflow.
Can you come on a weekend?
Sometimes, but many buildings restrict vendor access to weekdays. If your building allows weekend work, say so when you call and we will schedule it.
How much does couch cleaning cost in Manhattan?
The same as anywhere else in the city. $95 to $140 for a loveseat, $120 to $180 for a standard three seat sofa, $180 to $380 for a sectional. There is no Manhattan premium and no charge for the service elevator, the doorman or the certificate of insurance.
