Pricing Factors

What Affects Your Final Cleaning Price

These four factors determine where your price lands within the ranges shown below.

  • Piece size
A king sectional with a chaise takes more time and cleaning solution than a loveseat. Size is the primary driver of price variation within a category. When you call, describing the piece accurately gets you a tighter estimate.
  • Fabric type
S coded (dry clean only) fabrics need solvent based methods instead of hot water extraction. Solvent cleaning takes more time and more care. We always check the fabric code tag before we pick a cleaning method, and before we quote a final price.
  • Soil level
Heavily soiled pieces, such as those with years of daily use, pet accidents, or deep staining, may need a second cleaning pass or extra pre treatment. If that's the case, we tell you before starting and you decide whether to proceed.
  • NYC building access
Service elevator scheduling, walk-up stairs, and building required insurance paperwork all affect how we schedule the job. They do not affect the cleaning price itself. We don't charge extra for building access requirements that are a normal part of NYC apartment living.
Why is the price a range, and not one flat number?

Our starting price for a standard 3 seat sofa is $120. What you actually pay inside each range depends on what we find when we look at the piece in person.

The tag gets read before anything is applied. It decides extraction or dry solvent, and solvent takes longer. Size, soil level and any add ons move the number inside the range. Then you get the exact figure before we start, and that is what you pay at the end.

Nobody quotes you the bottom of a range here and then finds a problem halfway through. Code and condition first. The price comes out of what the job actually is.

Add-Ons

Cleaning Add-On Services & Extras

These can be added to any standard cleaning booking. Mention them when you call and we'll include them in your quote.

  • Pet odor enzyme treatment ($40 to $80)
An enzyme based formula applied to areas with pet urine contamination. Enzymes break down uric acid crystals at the molecular level instead of masking the odor with a fragrance. For severe contamination, such as multiple accidents or old staining, we'll let you know whether extraction alone is likely to fully address the problem or whether the enzyme treatment is strongly recommended.
  • Heavy stain pre treatment ($25 to $45)
Extra attention to specific stubborn stains before the main cleaning pass. We apply a targeted pre treatment solution to heavily soiled areas and let it sit for the right amount of time before extraction. Standard pre treatment of visible staining is included in every cleaning. This add on is for pieces with concentrated or set in staining that need more focused work.
  • Fabric protection, Scotchgard type ($30 to $60)
A water resistant barrier applied to the fabric surface after cleaning, while fibers are clean and open. It helps repel future spills before they bond to the fiber. Works best on W coded and WS coded fabrics. Not suitable for all fabric types. We'll tell you whether your piece is a good candidate.

Multiple Pieces

How Multi-Piece Combination Bookings Work

Booking multiple pieces in one visit

Setup and breakdown is most of the time on any job. Once the equipment is up and the drop cloths are down, the second piece costs a fraction of the first. Say what else is in the room when you call and the whole visit gets quoted as one number.

A sofa and two armchairs is quoted as one visit, not three line items stacked up. Booking them on three separate days costs more and takes three times as long.

For whole room bookings, such as a living room sofa, two chairs, and an area rug all in one visit, call and describe what you have. We'll give you a single quote for the complete job.

The Math

Cleaning Cost vs. Replacement Cost in NYC

The comparison that most NYC apartment owners run when they're deciding whether to clean or replace.

What replacement actually costs in NYC

A new mid range sofa in NYC runs $800 to $3,000 at retail. That's before delivery.

Delivery into a Manhattan walk up adds $75 to $200, depending on the flights and whether the sofa has to come apart to clear the turn. Most delivery firms bill per flight after the first.

Then the old one has to leave. The NYC Department of Sanitation takes large items free from the curb, but there are no appointments now. It goes out on your building's regular collection day, up to six large items at a time. If that day is a week out, private removal runs $75 to $200 and up by size and floor. Some buildings make you break the piece down first, which is more labour on top.

Add it up for a Manhattan walk up and replacing a sofa lands between $1,200 and $3,500, before anyone has sat on it.

Cleaning the one you have runs $120 to $380 and usually buys several more years. If the frame is sound and the problem is on the surface, the arithmetic is not close.

Replacing makes sense when the frame has gone, the foam has collapsed, or the fabric has worn through. Cleaning fixes none of those, and we will say so rather than take the booking.

Cleaning vs. Replacement: The Cost Comparison
Path Estimated Cost
Professional cleaning $120 to $380
New sofa (mid range) $800 to $3,000
NYC delivery (walk up) $75 to $200
Old sofa disposal $75 to $200
Total replacement cost $950 to $3,400+

These are realistic ranges for NYC. Delivery and disposal costs vary by building access, piece size, and service provider. The gap between cleaning and replacement is typically $700 to $3,000 or more.

NYC Buildings

How We Handle NYC Building Requirements

We carry general liability cover and issue a certificate of insurance for any co-op or condo that wants vendor paperwork before entry. It is free. Your building having rules is not a reason to charge you more.

The building sets the window, not us. Most Manhattan addresses restrict vendors to the service elevator on weekdays, usually 8am to 5pm. Some run Monday only. Tell us yours when you book and the visit gets scheduled once instead of twice.

Walk-up buildings are standard for us. We work in walk-up buildings across every borough daily. There is no surcharge for walk-up access.

If your building has additional vendor requirements, such as sign in procedures, elevator padding, or floor protection rules, let us know when you book and we'll come prepared.

FAQ

Frequently Asked Pricing Questions

In practice the visit rather than the piece makes a booking worth doing for either side. A single dining chair is rarely worth a trip, so there is no formal minimum charge but most quotes are built around a room or a set of pieces rather than one item.

A loveseat or two seat sofa is $95 to $140, and a standard three seat sofa is $120 to $180. The couch cleaning cost moves with seat count, fabric code and how much stain work the piece needs, not with your zip code.

Sectional cleaning cost is quoted by the section, not the seat, because a chaise and a corner wedge take different time. An L shape sectional is $180 to $280 and a large sectional with a chaise is $240 to $380. Count the separate bodies you could pull apart.

For an S coded fabric, yes. Dry solvent cleaning uses no water, needs more product and more passes, so professional sofa cleaning cost runs roughly 15 to 20 percent above the water safe rate. The upside is a 30 to 45 minute dry time instead of two to four hours.

A clean is $95 to $180. A mid range three seat sofa in this city is $1,200 and up, plus delivery and old furniture removal. That is the arithmetic most people are actually doing when they ask what it costs to have a couch cleaned.

Because some companies price per piece and some per seat, and the cheap end is often a shampoo pass with no extraction. A standard three seat sofa sits at $120 to $180 in this market. A $500 quote for one sofa is a national chain call out rate, not a New York price.

Roughly $40 to $60 a seat for standard fabric, which is where the $120 to $180 three seat range comes from. Sectionals are quoted by section rather than by seat, because corner sections and chaises hold most of the soil and take the longest to clean.

Travel and access, mostly. A technician covering Manhattan completes fewer jobs a day than one in a suburb, because of parking, elevators and stairs. We do not bill any of that separately, which is why these figures look flat next to companies that add a walk up or borough fee.

Yes. We quote a firm price before starting any work. The quote is based on what we assess in person: fabric type, size, and condition. We don't add charges after the job is done. The only time the price changes from the initial quote is when the piece differs significantly from what was described when you called. In that case, we'll tell you the revised price and give you the option to proceed or cancel.

No. Walk-up buildings are a standard part of working in NYC, and our pricing accounts for that. We work in walk-up buildings across Manhattan, Brooklyn, and Queens every day. There is no surcharge for walk-up access. Standard floors in a typical pre war building are included in the quoted price.

Cash, card, Venmo or Zelle, collected once the work is finished and you have looked it over. Standard residential bookings take no deposit.

No deposit is required for standard residential bookings. We collect payment when the job is complete. For large commercial jobs or multi day projects, we may discuss scheduling and payment structure separately. For a typical NYC apartment cleaning, no deposit is needed.

If the piece differs significantly from what was described, such as a larger size, heavier soiling than expected, or a different fabric type than what you described on the phone, we'll tell you before we start and give you a revised price. You can decide whether to proceed or cancel with no obligation. We don't start work and then hand you a surprise bill.
