Couch Cleaning Upper East Side: Co-op Ready
Your building wants a certificate of insurance naming the managing agent, and the service elevator is yours from nine to four. We work inside both. Sofas, dining chairs, headboards and rugs, cleaned in the apartment.
Professional Sofa Cleaning on the Upper East Side
Park and Fifth Avenue pre war apartments hold sofas that came up in a service elevator with two inches to spare, and a good number that were assembled in the living room because they were never going to fit any elevator at all. We do not move them.
Every step happens in the apartment, with drop cloths under the equipment and nothing resting on the parquet. The how we clean sofas sequence we follow is the same one we use in a fifth floor walk up, only with more paperwork before we are allowed in.
Upholstery Cleaning on the Upper East Side
More silk blend, cut velvet and S code fabric sits in Upper East Side apartments than anywhere else we work. S code means solvent only, and putting water on it leaves a ring that does not come out. Dining chairs, upholstered headboards and window seat cushions are where we find it most.
Nothing is applied until the tag has been read, and an untagged piece gets a hidden seam tested. The how we handle upholstered pieces page sets out what each care code allows.
Carpet and Rug Cleaning on the Upper East Side
Wool rugs over parquet are the standard here, often antique, often the most valuable textile in the apartment. Wool bleeds and shrinks if it is treated like synthetic broadloom, and that damage is permanent.
We check fiber and dye stability at an edge before a drop of solution goes near the field. Pre war bedrooms with wall to wall and duplex stair runners get the same test. More on carpet and rug cleaning and fiber handling.
Furniture Cleaning on the Upper East Side
Bookings here cluster around three moments: a co-op board walkthrough, an apartment going on the market, and the end of a lease. All three are whole room jobs on a deadline.
A sofa, two armchairs, a bench and eight dining chairs in one appointment is routine, and it costs less than booking them separately because setup is most of the labour. a whole room furniture cleaning booking is priced on the appointment rather than the piece count.
Couch Cleaning Upper East Side: What It Costs
Prices on the Upper East Side match the rest of Manhattan. Fabric and piece count move the number. A silk blend chair that needs solvent takes longer than a synthetic sofa twice its size, and we say so before we start rather than after.
Certificates of insurance are included at no charge. We send one naming your building and managing agent, usually the same day you ask, and we schedule inside whatever service elevator window your building allows.
Starting prices
Same prices across Manhattan. Fabric decides more than size here, and a solvent only piece takes longer than a larger synthetic one.

Couch cleaning Upper East Side appointments are limited by building rules rather than by our own calendar. Almost every building we enter wants a certificate of insurance before the door opens, naming the building and the managing agent exactly as the agent writes it. One made out to the wrong entity gets turned away at the desk, which costs you the appointment. Send us the requirement sheet and we will match it.
The second constraint is the service elevator. Most co-ops between 60th and 96th release it to contractors on weekdays only, commonly nine to four, and some require it booked days ahead. That is the real limit on scheduling here, not our calendar, so we ask what your building allows before offering a time.
We are based at 89 East 116th Street, which puts the Upper East Side about fifteen minutes from our door. When a building opens a window at short notice we can usually take it.
What to send us for the certificate
The building name, the full street address, and the managing agent legal name exactly as it appears on your building insurance requirement sheet. Those three lines are all we need, and the certificate usually comes back the same day.
East side, west side and uptown. The Manhattan service area covers the rest, or pick a neighbour:
Questions From Upper East Side Customers
Do you provide a certificate of insurance?
Yes, at no charge. Send us the building name, address and the managing agent legal name as your building writes it, and we issue a certificate naming them. Most come back the same day. Buildings turn away certificates made out to the wrong entity, so the exact wording matters.
Can you work within our service elevator hours?
Yes. Tell us the window your building allows and we schedule inside it. Nine to four on weekdays is the most common arrangement between 60th and 96th, and we plan the job so setup, cleaning and breakdown all finish before the window closes.
My dining chairs are silk. Can they be cleaned at all?
Usually yes, but not with water. Silk blends and cut velvet almost always carry an S code, which means solvent only. We confirm the code on the tag, test a hidden area, and use a dry solvent method. If a piece genuinely cannot be cleaned safely we tell you rather than risk it.
What if my building only allows service elevator use at set hours?
We schedule around it. Most Upper East Side buildings run service elevator access on weekdays between about nine and four, and nothing goes up in the passenger cab. Give us the window and the certificate of insurance requirements together and the visit gets booked once.
